Downtown Construction Updates: Lone Tree Pass

Several months have passed since I’ve updated photos from the range of large projects happening in and around downtown. Each of the three major projects are scheduled for completion in 2025. They run the gamut from housing to sports/entertainment complex to office space.

Today I have several from Hatcher Hill’s Lone Tree Pass project. Originally called Caldonia Pass, the project will include 57 condos, four of which will be rentals at workforce rates. The project also includes 24,000 square feet of commercial space, with retail lining Gay Street as well as pedestrian corridor through the center of the project.

Just in the last few weeks, the building outline and the two separate parts are becoming distinct.

After a slow start, this, along with the other two major projects downtown has escalated rapidly in recent weeks. Over the next few days I’ll release recent photos from the stadium as well as the Axle Logistics Building on Central. Knoxville is rapidly changing and it’s an exciting time to be in the city.

  1. Excited to see this project moving forward. The project will fill in one of three “missing-teeth” building gaps in this vicinity of Gay Street. The other two missing teeth on Gay Street are near Mast General Store and the surface parking lot adjacent to the Knoxville Welcome Center. Would love to eventually see these two remaining sites built-out to close that beautiful smile!

    1. If those are “missing teeth,” what does that make the 700 block of Gay street? A gaping hole in the head?

      1. Right!!!! Once that garage is torn down, I expect that there will be development there. I hope that it is VERTICAL. Something tall, mixed use, and dynamic. With plenty of street level interaction. A real skyline changer. Something 400 to 500 ft, or 30 to 40 stories. Theres enough in that space for two towers to be built. Here’s hoping that something like that will be built there.

        1. I completely agree. I would settle for just 20 stories haha. I want an addition to our skyline so bad!!

    2. I read the city just approved another million dollars for the actual sculpture, so it’s still in the works.

    1. It’s an apartment development approved in 2020, but construction is starting. It’s two brick buildings, five stories based on the renderings.

  4. I would love to see the 700 block of Gay St be developed with something that changes how Downtown Knoxville is viewed fundamentally and LITERALLY. Once that garage is torn down, I expect that there will be development there. I hope that it is VERTICAL. Something tall, mixed use, and dynamic. With plenty of street level interaction. I would also like to see a similar sized tower and development in The Old City at the old Greyhound bus station site. Greater Knoxville Knoxville now has a population of over a million people. I would like Knoxville to have a skyline that matches that size. JMO.

    1. I heard the tallest building in Knoxville is going to be there. According to some rich development folks around Knoxville, it’s in the works.

      1. That would be AWESOME!!! I would like to se something similar at the old Greyhound bus station and the couple of blocks across Central St.

  6. it’s the Pryor Brown Garage on Church St. It is on a adjacent to a parking lot block on Gay St across from the old KUB building and 21st Mortgage. It would be perfect to a 2 tower mixed use complex that could dramatically change the Knoxville skyline.
